KSBR to construct a 414-space parking garage at Koskensilta, in Tuusula

Keski-Suomen Betonirakenne Oy is building a 414-space parking garage for the municipality of Tuusula at the corner of Hyryläntie and Koskensillantie. The project will be carried out as a turnkey contract, with KSBR managing the entire construction project from the design stage onward. Planning will begin in April, and construction will start in late summer 2025. 

The original project cost – over €10 million – has been reduced to a more reasonable price tag, with the cost-per-space in the Koskensilta parking garage clocking in at less than €18,000. According to KSBR Project Manager Marko Koskinen, the average price of a parking space in the capital region is around €20,000-25,000. 

“The framework specified by the client, and the turnkey contract, enabled us to bring efficiency to our offer early as the calculation phase. We left the priciest specialty solutions and the basement floor out of our proposal. The building will also be fully ventilated, which means that smoke and exhaust extraction systems and sprinklers won’t be necessary,” Marko Koskinen explains. 

Savings were generated not only in construction costs, but also in the operating, maintenance, and service costs. 

The building has also been designed to accommodate any future modifications that may be required. 

“For example, electricity is distributed with busbars, so in the future, converting all the parking spaces for electric car charging will be easy and cost-effective. 

The total price of the contract is now approximately €7.3 million. 

A brick and aluminum mesh facade

The Koskensilta parking garage is 4.5 stories high and has a total area of approximately 12,000 square meters. As many as 20 percent of the spaces, or 83, are reserved for electric car charging, which is why the project delivery includes a dedicated property transformer. Ten places are reserved for people with reduced mobility. 

The building frame will be constructed using cast-in-situ concrete, and the intermediate floors will be post-tensioned. 

“Post-tensioning makes the intermediate floors completely watertight, and structures can be built from prefab elements in a more environmentally friendly way, because less concrete and steel are used,” says Marko Koskinen. 

Brick tiles will be installed on the Hyryläntie side of the facade, and the rest will consist of drawn aluminum mesh, so it fits in with the surrounding buildings. 

An investment in Hyrylä’s parking and development 

The Koskensilta parking garage will meet the parking needs of the developing Hyrylä area. A portion of spaces in the parking garage are intended for public use, some for current residents, and the rest for apartment buildings that will be built later. 

“The municipality of Tuusula is investing in the development of the Hyrylä area, which also requires investment in parking solutions. Simultaneously, a significant number of parking spaces will be dedicated to meeting the future needs of nearby residential apartment buildings. This enables us to build efficient apartment blocks without prohibitively expensive parking solutions. KSBR’s offer was unbeatable – and despite its reasonable price, there has been no compromise on quality,” says Tuusula Municipal Development Director Pirjo Sirén
